The Price

How much will this actually cost me? Honestly, your choice of finish materials will have the greatest impact on the final price. Wood is more expensive than carpet, granite is more expensive than laminate tops, and dimmer lights cost more than standard light switches. We will work with you to get you the price you can afford and meets your expectations within reason so talk to us about where your expectations are. We offer a very transparent open book policy with regards to our pricing and the prices you hear us say are the very same prices we are being charged by our subcontractors and suppliers. No cloak and dagger and unknown fees. With other builders you compare their prices of specific products to retail prices of the same product and wonder why the prices are so much higher. What you see is what you get with Atlanta Home Completion and with the price we give you it is always our goal to maximize every dollar you spend with us and put the most money directly back into your project as we possibly can and give you as many of those upgraded finish materials & extra options that we can.

 

Basic Basement Build-Out:

A basic basement build-out is for homeowners who have budget on their mind as top priority and just want a quality finished living space in the area beneath their home. They might use the additional space for a second family or recreation room, kids playroom, an in-law or teenager suite, or something of that nature. Most basement projects we work on would include the following work: basic electrical work with recessed lights & standard lights, a new HVAC system with minor re-routing of existing ductwork, carpet flooring, a bathroom with fiberglass tub or shower and tiled flooring, maybe a very basic wet bar, standard framing, plumbing, basic trim & interior doors, insulation, sheetrock, etc...

 

The larger the project “economies of scale” start drastically helping the cost go down per square foot and help you spend less per square foot as some prices like HVAC are relatively fixed cost that make less of an overall impact to the price of the project if it is a bigger project. Sidenote: HVAC is one of the single most important code compliant necessities to a project in most scenarios so be prepared spend on this item in nearly all basements that are over 500 square feet and don’t already have another system in place to handle the additional living space.

 

A majority of people end up spending around $30-$34/foot with us. This is actually a very good price for a professional remodeler to offer all of the above mentioned services for that price. The smaller projects that have higher fixed cost might spend more per square foot than the larger projects to get the same options but that is just part of the finish-out process. Full Custom Basement Finishing:

This is for a homeowner that has a little more desire to “go all out” and really make the space beneath their home top-notch. Maybe fireplaces and extra built-in bookshelves and custom bars with granite tops are a priority or even hand crafted pub-style bars with elaborate lighting, glasswork, and decorative backsplash designs are your desire? Now we will finish all of our basements with the same quality and attention to detail with each of our clients as a top priority to the success of our business but in custom basements the materials selected are typically more expensive selections that drive the price higher than a basic finish out of basements. These larger projects take more time and expertise to come to a perfectly designed & completed custom basement that you will be happy with. We also offer our own design services included in the project cost to give you a more complete visualization of what your project will end up looking like before you ever get started. We will guide you through every stage of the project making recommendations on product selections and design options. We will still maximize every dollar you spend with us and make it stretch as far as we can to get you more of the products you want in your home. Typically custom basements range from $35-$45. Occasionally we are asked for even more specialty services like refrigerated wine rooms, spas, elaborate stone archways or even fiberoptics for that starry night sky in your media room. Of course we can provide these services as well and we have some of the best professionals in town to perform the work while still keeping prices reasonable and we don’t inflate prices just to make an extra buck in higher-end neighborhoods either. That is bad business practice and we’d rather make a little less and have you a happy client who passes our name onto the next family than an unhappy client that feels you were taken advantage of.

 

Protection from Water seepage through your concrete walls:

This is a very important aspect that often gets overlooked in basement finishing as there is no official code at this time when it comes to protecting your basement from water. Now you don’t want to spend all this money on your basement only to have water problems down the line. We offer an assortment of concrete sealant options that offer varying degrees of protection & guarantees that prevent to deter water from entering your basement. We’d be happy to discuss what these options are and help you decide what might be best for you and your basement.

 

One last thing with regards to pricing:

Think of finishing a basement like buying a new car. You will take your time deciding what car you want but even once you decide you then still have a lot of options to pick out that will affect your overall price you pay. A brand new 2010 Ford Mustang costs around $22,000.00 for a basic model, but the same mustang can cost more than $43,000.00 if equipped with multiple options and extras and if you want the Shelby mustang GT, well that starts at $53,000. A basement is just the same... If keeping your project costs down is important, then express that to your salesman or to the owner of AHC but realize you’ll have to decide what you really need and what you can do without. We are here to serve you and get you the basement you desire for a price you are happy with. So go out there and review all your bid proposals and compare apples to apples don’t compare apples to oranges. It is all in the details. We ask you review our contract with your other bids you receive and see what is included and what you are spending on each individual line item and how much is actually being spent on materials and labor to go directly back into your basement when you look at our bid. You will often find we put a lot more of your dollars to work for you plugged straight into your basement project rather than our pockets thus getting you nicer options and upgrades along the way.
